Rates, Bills and E-Billing

The Township of Muskoka Lakes' Property Tax Department is responsible for the billing and collecting of property taxes for the Municipality as well as on behalf of the District Municipality of Muskoka and the four School Boards serving our residents.

These taxes are used to provide the Township of Muskoka Lakes’ residents with a variety of services including road maintenance, snow removal, emergency services, parks, arenas, community centres, planning & development, and more.

Muskoka Lakes Municipal Taxes

The tax rate to cover costs of supplying municipal services is based on Council’s adoption of the annual budget. Revenues from Provincial grants, user fees and other sources are deducted from the total expenditures, resulting in a final amount that needs to be raised through taxation.

District Municipality of Muskoka Taxes

These taxes are based on the tax rate adopted by the District Municipality of Muskoka. This portion is remitted to the District to support their role in supplying various services including waste management, housing and shelter, public health, and emergency services.

Education Taxes

This tax rate is set by the Province of Ontario and remitted to the local school boards you support. To change your school support, please click on the following link to the Municipal Property Assessment Corporation (MPAC) - Changing Your School Support  

Calculations and Billing

Property Tax is calculated and billed using the property’s assessed value, as found on your property assessment notice issued by the Municipal Property Assessment Corporation (MPAC) and the Council approved property tax rate.

Property Tax Bills

Property taxes are billed twice per year:

  • Interim bill – due March 31
    Represents 50% of the previous years' levied taxes

  • Final bill – due August 31
    Based on your current year phased-in assessment value less the amount from the Interim tax bill and reflect any changes in the municipal, district and education portion of your taxes.

Please Note
If the 31st falls on a weekend or holiday, the due date will be the next business day. Payment must be received by the due date to avoid penalty and interest.

Your tax bill serves as your official receipt for income tax purposes. 

Failure to receive a tax bill does not exempt the bill from being due or exempt the taxpayer from incurring late payment charges. The Property Tax Department has no authority to waive penalty or interest for any reason.

Supplemental Tax Bills

Additional billings may occur throughout the year.

If there have been changes to your property assessment in the current year or previous 2 years, you will receive a Supplemental Tax Notice based on the supplemental or omitted assessment placed on your property by MPAC. This Supplemental Bill is in addition to what may have been billed on the property.

If you are currently enrolled in the Pre-Authorized Payment Plan, any supplemental and/or omitted tax bill amount must be remitted separately.

E-Billing

E-billing allows property owners to receive their property tax bills by email instead of by mail. This option is available through the Township of Muskoka Lakes’ Property Tax Online Portal and provides a convenient way to access bills and manage property tax information online.

E-billing will begin with the final 2026 tax bill. Property owners who register for e-billing by June 1, 2026 will begin receiving their tax bills by email starting with that billing cycle.

Once enrolled, paper tax bills will no longer be mailed.

Bills will be sent by email, from online@muskokalakes.ca, and will include either a direct link or a downloadable PDF. A printable PDF copy will also remain available at any time through your online property tax account. Bills will always be sent from the Township’s official email address: online@muskokalakes.ca, please DO NOT reply to this email.
