
Property Taxes
We are currently in the process of updating our property tax webpage as well as our online property tax portal. This update is focused on offering e-billing, as well as a more user friendly property tax webpage and easier access for property owners to view their property tax information through the online property tax portal.
Property owners who have already signed up to utilize the online property tax portal will receive an email, providing them with guidance as to how to register for e-billing.
If you have not yet created an account with the portal, we encourage you to do so. This will ensure you receive notification as soon as e-billing is available.
We will also be providing notification of the update and e-billing availability with our 2024 interim tax bills.

The lower tier municipalities, such as the Township of Muskoka Lakes, collect all property taxes due from each property owner. This includes those taxes payable for the District of Muskoka and for the four school authorities serving our residents. The Township retains only a small portion of the total property taxes paid by the property owner for the provision of Township services.
Receiving Your Bill
- Property taxes are due twice per year.
- The first bill, the interim bill, is due in March and represents 50% of the previous years' levied taxes.
- The final tax bill is due in August each year.
- Your tax bill is your official receipt for income tax purposes.

More billings may occur throughout the year based on supplemental and/or omitted assessment values provided by the Municipal Property Assessment Corporation (MPAC). The 2023 rates will be available once approved by Council.
Payment Options
The Township of Muskoka Lakes continues to offer various other methods of payment.
Online
Payments made using Visa or Mastercard can now be made through our Online Service Portal where you can register your tax account. You will be able to access your property tax account transactions, assessments and pay by Visa or Mastercard credit card or Visa or Mastercard debit cards.
Please note that service charges apply to credit card payments.
Cash, Cheque or Interac
- Cash, Cheques and Interac payments are accepted at the Treasury Office. Tax payments by cheque can continue to be dropped off at the office via the secure drop off box - 24/7.
- Cheques can also be remitted by mail.
- For non-business hours we have a secure drop box located at our front door where you can deposit if paying by cheque.
- Pay by phone through your financial institution or online via your banks website. If you have more than one property in the Township of Muskoka Lakes, you will need to set up each roll number as a separate account number. Enter all 19 digits excluding the spaces and decimal.

The Township of Muskoka Lakes offers quick and easy online payment option for property taxes.
By registering your property tax account, you can view your account transactions, tax bill summary's and assessments. As well, you can now pay your property taxes by credit card. Please note that service charges apply to credit card payments.

If you have not received a copy of your bill, please contact us at 705-765-3156. Failure to receive a tax bill does not excuse a taxpayer of the responsibility for payment of taxes when due or relief from late payment charges. Penalty and interest incurred due to late or non-payment because you did not receive your property tax bill cannot be waived. Pre-Authorized Payment Form |
Pre-authorized payment plan is available for automatic withdrawal from your bank account in either 2 installments (on the tax bill due dates) or in 11 monthly installments. Sign up for pre-authorized payments by completing the pre-authorized payment form. |
Address Change Form |
Please advise the tax department of any changes to your mailing address. Notification is required to be in writing and can be provided by completing the address change form. Property owners can change their mailing addresses online at mpac.ca under "Making Changes and Updates" menu. |
